Big plans for disused land in Ramsgate to be transformed into three apartments

A disused plot of land with planning permission for three apartments has sold above its guide price at auction.

The site next to Shah Place in Ramsgate is set to be transformed into a split-level complex after it was snapped up for £119,000.

It had a freehold guide price of £90,000-plus and auction appraiser Jon Rimmer said: “This lot proved popular among builders and developers.

“The site is close to the town centre, local amenities and the railway station and the plans show an attractive development.”

The existing site is a disused brownfield land, consisting of concrete hardstanding and vegetation, adjacent to Park Road, Margate Road and Shah Place.

Thanet District Council approved the development in September last year.

A planning officer said the revised scheme was acceptable as it addressed the previous reasons for refusal by "creating adequately sized residential units on a vacant plot on a prominent site".

An agent for the applicants WDW Holdings Ltd said the scheme had been "significantly amended so that a building with considerably reduced massing and scale is now proposed".

"The previous contemporary architectural style, proposing materials and form that contrasted with the predominant brick and painted render of the surrounding buildings has been discarded in favour of a brick built building with a gabled roof form," they said.

It was among 132 lots listed for sale by Clive Emson, the land and property auctioneers.

One more lot was The Coach House at 8 College Road in Margate.

It is in need of some improvement but the auctioneers say it offers good potential, subject to all necessary consents being obtainable.

The freehold guide price was £60-70,000 and it sold for a whopping £134,000.
