Two kent homes in multi-million pounds London auction

Two Kent properties feature in the Savills auction at Claridge’s Hotel, London on Monday, July 14.

The catalogue consists of 36 lots, with guide prices ranging from £30,000 to £5 million and totalling in excess of £26 million. It includes instructions from Ladbrokes, Land Securities Trillium and Camden Council.

Globe House, 11-15 Pudding Lane, Maidstone. This freehold property consists of a two-storey corner building arranged as two retail units on the ground floor with basement storage and self-contained offices on the first and second floors. The retail units are currently let to Jark Recruitment and Kelly Services and the office space is occupied by GPS recruitment, on varying lease lengths, generating a total annual income of £42,450. The property is guided at £475,000 to £500,000.

Teddies Nursery, Amherst Hill, Sevenoaks. It comprises a two-storey former school building converted to provide a children’s nursery which is arranged as five classrooms, a sleeping room, office, staff room, laundry room, kitchen and wc facilities.

To the back is a store and secure playground and there are three car parking spaces at the side. It is currently let to Teddies Nurseries (guaranteed by BUPA) on a 21-year lease expiring in 2023 at an annual rent of £52,500.

The property is guided at £700,000 to £725,000.

James Cannon, head of commercial auctions at Savills, said: "Following the further correction in real estate pricing, we are now seeing those sellers who were waiting to see how the market would progress return to the room.

"In addition, we are also receiving more interest from buyers who have been priced out of the market for the last three years, although there is still some dislocation of expectation between both parties."
