A garage can add value

ONE of the best methods of increasing the value of your home is to add a garage, particularly in areas where parking space is at a premium, according to the National Federation of Builders. Recent figures released from Nationwide Building Society reveal that a single garage adds at least six per cent to the value of a home, with a double garage adding about 15 per cent.

Tony Maynard, chief executive of the federation, said: "The cost of an average garage is around £10,000. When you consider the estimated return on investment is at least £15,000, it's a good investment when you come to sell." The federation has compiled some tips when considering adding a garage.

• Bear in mind your neighbour may want a similar side extension or may already have built one. A “link detached” effect can be created between the two properties, but this can lead to maintenance problems.

• Use of brick or stonework similar to the existing house greatly improves a new garage’s appearance.

• A pitched roof, with tiles or slates similar to the existing roof will also improve the appearance of the garage and is more durable and easy to maintain than a flat roof.

• A garage is particularly attractive to those wanting a more secure way of storing their car, with added bonus of lower insurance as the car is locked away. It also provides useful extra storage space.

• There should be at least 5m between the front of the garage and front boundary with the footpath, to allow space for a car to park, and keeping on-street car parking to a minimum.

• In many cases a garage attached to the side of a house is exempt from planning pemmission because it is covered by general planning permission, granted by law. There are limits to this general permission.

• If there is a door between the garage and the house it should have 30 minutes fire resistance and be self-closing.
