The sun has well and truly arrived and April saw the first reassuring signs of new blossoms both in the wild and within the property market.

Despite constant predictions of sluggishness, the market is actually swinging into action with an encouraging number of new applicants registering and good prices being achieved.

In order to get the most out of this active market, attention must be paid to the finer details of any property both inside and out.

First impressions are absolutely essential with any property sale and the appearances of the interiors and garden are vital to get right before coming to the market.

By spending a little time tending to these details huge rewards can be reaped.

Often the first thing a potential buyer sees is the garden and this is where an instantaneous decision can be made as to whether the viewer is excited about seeing the rest of the property or disheartened.

Gardens are one of the most under-rated selling tools for any property and real attention should be paid to presenting them in the best possible way.

Philip James, of property specialist Strutt & Parker's Sevenoaks office explains: "What buyers are looking for more than anything is a garden that is in sympathy with both the house and is neat and tidy"

While grand horticultural designs are generally appreciated, people usually want something that is manageable. The less there is in a garden, the larger it will look. Also, this allows the new owners to be able to put their own personal stamp on it.

Philip added: "Obviously a bit of colour is hugely appealing. Everybody is charmed by a welcoming bed of spring daffodils."

The most important thing is just to keep on top of the basics - so, ensure fences and gates are in good order, hedges and lawns are trimmed, compost and grass cuttings hidden from the site and all the children's toys tucked out of sight.

Having won over potential buyers with the garden, it is then essential to address the interiors. A clean and presentable house is a must. Small details count - touching up any tatty looking areas, sparkling kitchens and bathrooms.

A fresh lick of paint can create a whole new feel.

James notes that the houses where professional cleaners have been brought in always tend to get more interest and quicker sales that those without. It is well worth the small investment.
