Could you be sitting on a pot of gold? Mark Linington, Land Director of RPC Land & New Homes explains more.

There are a number of key factors that determine the value of your land and if you find yourself ticking several of the following off your checklist, then you could be sitting on property gold.

Transport links are essential, particularly in this part of the South East. Commuters no longer just travel in to London from suburbia, as transport links have improved over the decades, they have taken to looking further afield, and Kent is, of course, a popular choice.

The potential for regeneration and future prosperity is also important, along with good value when compared to the surrounding market.

So have you ticked all of those boxes? If you own land in east Kent, then the chances are you have.

The launch of high-speed passenger train services to London served to highlight just what potential there is in the east of the county. Couple that with the start of scheduled flights from Manston to Edinburgh and Manchester and it's clear to see that that part of the world, for so long perceived as remote and time-consuming to reach, is easily accessible.

There are huge strides being made on the regeneration front as well. Plans are well under way for the development of Manston Business Park and EuroKent while the soon to be completed Turner Contemporary Gallery in Margate is expected to kick-start the regeneration of the famous seaside resort.

Add in to the equation that house prices are generally lower than at the western end of the county and it's easy to see that landowners in east Kent are in an enviable position.

With well-funded developers moving back into the market, now could be the time to take advantage of this emerging region.
